Increase in Construction Lending

I was speaking with one of my referring Realtors the other day and we had a detailed conversation about the current housing market. I could not help but to be enthralled in this deep conversation as there is so much going on right now, not just with real estate but its partner in crime mortgage lending (No pun intended by the use of the word crime).

 

Listed below are bullet points of factors affecting the current real estate market, the mortgage lending market and construction lending.

 

• The mortgage meltdown – Because of the mortgage meltdown guidelines have tightened in order to limit risk to investors and many lending institutions have either gone under hermes bag or have taken heavy losses.

 

• The real-estate bubble popped – Because of the “Bubble” market values were well above where they should have been and now we are in a free fall with home prices plummeting.

 

• Foreclosures – There are so many foreclosures out there that the housing market has a surplus of product waiting to be bought. Too many homes, not enough buyers.

 

• This has caused a buyer’s market and people are looking for deals; many times this means they are buying fixer uppers; many of which are foreclosures that need stun guns rehab.

 

Which brings me to my point; Why the Increase in Construction Lending in Texas?

 

You guessed it, most foreclosures are in some level of disarray and need at a minimum minor repairs. I have seen about a 20% increase in rehab and/or construction lending over the past 6 months which I attribute to the many foreclosures on the market. You have your normal Forex investors that fix up properties and then sell them and then you have your potential owner occupying borrowers that are looking to purchase their homesteads.

Will Commercial Construction Take Off in Late 2011, Early 2012?

When the real estate market crashed for the residential sector most people could not believe the massive devastation in the industry. Others began saying it can only get worse, because if the economy doesn’t get better all those commercial properties will end up in. Most of the corporations are showing profits, and some of them are showing great profits, thus, they need commercial buildings.

 

The stock market in the last three years has been stellar, that is ever since March of 2009. This has helped prevent the toppling of the commercial sector. All that needs to happen now is for banks to start funding commercial construction projects for the future. And I believe that is safety vests starting to happen right now. This is also very good news because generally the construction industry is part of any widespread economic recovery from a downward turn in the business cycle.

 

There was an interesting article recently on this topic in the Wall Street Journal on May 5, 2011 titled “Some Banks Open the Spigot for Commercial Real Estate” by David Benoit. There is also a rather truth-telling graph accompanying the article showing the commercial real estate loan drops from just over $500 million to $185 million between 2007 and 2008, which we are pretty much all outdoor furniture aware of, yet most troubling is the slow recovery, as 2009 was a disaster with only $180 million in commercial real estate loans, with only a slight uptick in 2010 to $120 million.

What Is a Redevelopment Agency?

Those who have been following the budget challenges of California may have heard a term with which they are unfamiliar – redevelopment Orange County wedding photographer agency. California’s redevelopment agencies were formed by the state’s 1945 Community Redevelopment Act. The agencies do not build new structures, but simply work to rehabilitate both property and infrastructure that already exists but have fallen into disrepair. Designing in Phases

The purpose of the Conceptual Plans is to offer the church a few design options to consider that will meet their needs and construction budget. From these Conceptual Plans the church can select one design to proceed with in the Design Development stage that follows.

 

Design Development Phase

 

Once the church has selected a Conceptual Design for development, the architect begins Design Development of that concept. The plans generated in the Design Development phase will include the site, foundation, floor plans, elevations, wall sections, building sections, framing, finish schedules, door/hardware schedules, suspended ceiling layout, plumbing, heating and air conditioning, and electrical/lighting plans. The plans may run 20-30 sheets of drawings.
